After Kahala and Hawaii Loa, Portlock Luxury Homes including its adjacent Koko Kai neighborhood, would be considered the number 3 Luxury Home area on Oahu. Many homes here offer luxury with beautiful ocean views. Traditionally this community located at the base of Koko Head (Diamond Head’s South Shore Sister) in Hawaii Kai has been considered to be more “remote” from “town” compared to the more upscale Kahala and Hawaii Loa Ridge neighborhoods.  However, this has somewhat changed  now with the development of 3 shopping centers in Hawaii Kai.

Most importantly for families, public schools in Hawaii Kai have implemented the IB (International Baccalaureate) system and all but one have received accreditation (Koko Head elementary is in the process). This is the same system as many of the private schools in town where many of the Kahala and Hawaii Loa Ridge residents send their children.  Overall luxury homes in this area (Portlock & Koko Kai) and nearby ridge, Napali Haweo, cost less than Kahala and Hawaii Loa Ridge on a per square foot basis.  Combine this with convenient shopping and a nearly free and first rate school system – make these luxury home areas in Hawaii Kai a viable alternative to Kahala and Hawaii Loa.  On a final note, the drive time from Hawaii Kai to “town” is usually less than 30 mins. Furthermore, the nearby luxury home ridge of Napali Haweo has ocean views similar to that of Hawaii Loa Ridge.

Portlock Luxury Homes – Market Update & Forecast for 2021:

Portlock including Koko Kai and Triangle neighborhoods currently has 8.5 months of inventory as of Q1 2021 and had 14 months  in Q1 2020.  – inventory has decreased significantly but still in a Buyers’ Market.  The average  $/SQF in this area over the last 12 months has been $694.
